Can I do Short Term Rentals in the yellow phase?

YES. Hotels, motels, and hostels were allowed under red phase, but short-term rentals were not. In the yellow phase, short-term rentals are allowed, as long as they adhere to social distancing, cleaning, and gathering-limit guidelines. Short term rental owners must review and adhere the guidelines for business locations during the yellow phase.

 

Can tenants be evicted during the COVID-19 crisis?

It depends. Gov. Tom Wolf's executive order suspends eviction proceedings through July 10th, but this moratorium only applies "matters involving the nonpayment of monies as well as to those proceedings related to removal of any tenant solely because the tenant has held over or exceeded the term of a lease." Tenants can still be evicted for the violation of other covenants of a lease term, such as property damage or illegal activity.

I need to renew my rental permit. What do I do to ensure I'm in compliance with local law?

It varies depending on the municipality, rental permits which cannot be renewed during the emergency are typically being granted an automatic extension for the duration of the COVID-19 emergency. This is the standard practice for those which utilize Kraft Codes and many other Berks County municipalities. Property owners should still submit all paperwork necessary apply for a renewal.
